This is HMCM's full construction-management engagement. It starts before there are drawings to price. We meet to assess your vision, your budgetary requirements, and how the finished asset has to operate, then translate that into a roadmap: what has to be studied, what has to be decided, and in what order, so the project does not spend its first six months learning things it could have known in week two.

Preconstruction is where this pathway earns its keep. We pair you with the right architect and engineers for the building type and the jurisdiction, then hold the design accountable to buildability and budget as it develops. Land-development logistics, utility availability, and the permitting path are worked in parallel rather than discovered afterward. The budget is written with purpose — quantities, allowances, contingency, and long-lead exposure all traceable to something real — so the number you approve is a number that can survive buyout.

In the field, we source and manage the contractors and subcontractors, run the buyout, and hold on-site oversight through completion. That means daily sequence, trade coordination, site constraints, inspection hold points, and quality control against the specification rather than against whatever is fastest that week. One team carries the roadmap from the first meeting to handover, so nothing is re-explained at each phase change and no decision is orphaned between consultants.

Choose this pathway when you want a dedicated construction manager from day one. If the project is already underway and needs intervention, that is project rescue and resolution. If the drawings, budget, and trades already exist and you need field execution only, that is project execution and oversight.
